Viceroy Park Avenue marks the return of the Viceroy Hotels & Residences brand to the New York market with a 252-room hotel scheduled to welcome its first guests in December 2026. Located at the intersection of Park Avenue South and 29th Street in Manhattan’s NoMad neighborhood, the new property is described by the company as the brand’s flagship in New York and the beginning of a new phase of growth.
Announced on July 28, 2026, the hotel brings a concept centered on design, dining, and high-end amenities to Manhattan’s luxury hospitality market. The interiors were designed by Meyer Davis Studio, while the hotel’s restaurants and bars are being developed in partnership with Tao Group Hospitality. The property will feature a rooftop pool, meeting and event spaces, a spa and wellness center, and four presidential suites.
Viceroy Park Avenue: A project developed by Highgate, Tao Group Hospitality, and BGO
The hotel is the result of a joint venture between Highgate, Viceroy’s parent company, Tao Group Hospitality, and BGO. For investors, the project stands out for two key strengths: the resilience of New York’s hotel market and its prime location.
Matthew Cervino, Managing Partner at BGO, considers New York one of the world’s strongest and most attractive hotel markets. In his view, the exceptional location, luxury positioning, and the experience of the partners involved in developing and managing the property create the conditions for long-term value.
Arash Azarbarzin, CEO of Viceroy Hotels & Residences, sees the project as part of the brand’s strategy to strengthen its presence in key markets. He emphasizes that today’s travelers are looking for authentic, personal experiences rooted in the character of the places they visit, and that returning to one of the world’s most important hotel markets represents a significant step in Viceroy’s growth.
Among the most spacious rooms in Manhattan’s luxury hotel market
The 252 rooms and suites are expected to rank among the more spacious accommodations in Manhattan’s luxury hotel market. Meyer Davis Studio’s design emphasizes natural materials, refined finishes, and a warm, residential feel that is closer to a private home than a conventional city hotel.
Warm-toned wood, textured stone, layered lighting, and custom furnishings define the property’s interiors, creating an elegant and inviting setting.
The accommodations include four presidential suites. Three are penthouses on the 18th floor, ranging from 70 to 195 square meters. The fourth is an approximately 186-square-meter duplex suite designed to offer an elevated level of privacy and comfort.
Tao Group dining and a rooftop pool
Dining is central to the hotel’s concept and is being developed in partnership with Tao Group Hospitality. The ground floor will feature the main restaurant and a café, both designed with an elegant, relaxed aesthetic and intended for hotel guests as well as NoMad’s discerning clientele.
The rooftop terrace will feature an outdoor pool, pool bar, cocktail lounge, and several social spaces overlooking the Manhattan skyline.
1,400 square meters of space for corporate events and MICE
For business travel and MICE, one of the hotel’s key advantages is its approximately 1,400 square meters of meeting and event space dedicated to corporate and private events.
The project includes three flexible, modular rooms designed to accommodate a range of event formats. They can be used independently or combined into a larger venue for corporate events and social gatherings.
The hotel’s restaurants and bars will provide additional options for event organizers, from intimate meetings to larger functions. Organizers will also be able to incorporate menus by Tao Group Hospitality into their events, adding another dimension to the hotel’s appeal for high-end corporate and social occasions.
A spa and dedicated wellness penthouse
The wellness area is designed around relaxation and recovery, with dedicated spaces for spa treatments, fitness, and other wellness services. Amenities include four treatment rooms, a sauna, steam room, cold plunge, and a fitness center equipped with Technogym equipment and modern technology.
The centerpiece of the wellness offering is the approximately 195-square-meter Wellness Penthouse, designed for guests seeking a more private and elevated wellness experience. The suite features an infrared sauna, cold plunge, fitness equipment, and recovery technology, along with an indoor fireplace and outdoor terrace.
What’s next for Viceroy
The NoMad hotel joins a growing portfolio of Viceroy properties. This fall, The Observatory Sun Valley, A Viceroy Resort, is scheduled to open in Sun Valley, Idaho, while the company is preparing new hotel and residential projects in Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico, and Hudson Valley.
Recent additions to the brand’s portfolio include Viceroy at Ombria Algarve in Portugal and Viceroy Residences Brickell. Viceroy has also expanded its presence in the luxury experiential travel segment through its partnership with African Bush Camps, which involves the development of three safari lodges in Botswana and Zambia.
